and at the very least you have to like where you live, right?
Sometimes we can hit the jackpot and find the perfect place!
Most of the time we have to compromise based on a timeline.Well that is no fun :/What can We do about it?To ensure that we find the best fit for our desires, we must be diligent in our searches. We can view up to 20 properties in a weekend, many more over a few weeks, and everything over the course of a year. It entirely depends on how fast you want to go. With an extensive MLS system at my disposal and my personal website database, we will search every house that fits our profile. We also search slightly below & above our requirements to find the properties that come close but do not exactly fit. Doing this could provide the dream home, that we did not know could work!What signs present themselves to speak of the quality of the property?The roof will be fine, won’t it?
This can be looked over by most, but is an essential part of a solid investment. Wicked storms are a regular occurrence in Colorado, whether it is hail, or strong winds throwing trees, the roof will take a beating. It is vital that verify the age of the roof. If information is scarce, that may tell us the roof needs to be replaced or the sellers genuinely are unaware of the condition.
I don’t give a crack about no walls!
Foundation issues can arise frequently in Colorado and it is important that we identify any potentially harmful crack in a wall that could compromise a properties structure. An engineers report is necessary to determine the severity of any discrepancy. Any major issue could lead to extremely costly repairs, and should affect the decision of purchasing the property.
Leaking? Save it for the bathroom!
Leaking walls or roofs will lead to serious problems in a property if not handled immediately. We meticulously check for any sign of any water damage in a property we are seriously interested in. If we in the contract process on a property, a recommended inspection will give way to anything hidden to ourselves before.
Do the appliances actually work?
Are the included appliances on and in working order? We can do a quick check on every appliances to verify they are an addition to the property and not a problem.
Is the plumbing up to snuff?
Turning every faucet on and off will give way to any possible defects in plumbing. Although the full extent of any issue will not be clear without an inspection, we can navigate away from any major issues we find.
Will someone turn on the lights?
Does every light in the house work as promised? We will flip every switch and turn on every fan to inspect proper function. Looking at the main electrical box will give us a rough estimate of the condition of the electrical system for the property. We do this to avoid any major electrical issues that would hinder purchase of that property.
Can I even get in the garage?
Who assumes the garage just works every-time? Some would be surprised to find out that the garage door is not always fully operational. This can occur from age of the system or the set up of the system itself. Whatever it is, we will need to verify that we can actually use the garage for its intended purpose!

Regardless of any issues we may find, we can always submit an offer,
our desires may be met, and we may get what we ask for!
